UPDATE APRIL 2016
We use Lawn Doctor to provide fertilizer and weed control on the community entrance street lawns (Crane Rd.)
We have contacted them for Material Safety Data Sheets, for any chemicals that they use on the grass.

UPDATE FEBRUARY 2015
Still no contact from homeowners wanting to volunteer for a board member position. Current board has
decided to run an election campaign by mail.  This way folks will not have to travel to a community center.
Postcard mailing set to go out shortly.
Also trying to gather as many homeowner emails as possible, which will make information sharing much

UPDATE SEPTEMBER 2014- UNFORTUNATELY ......
Unfortunately we held the meeting on Aug 20, and only 2 home owners attended.  Pretty poor showing.  We will attempt to put forth incentives or other ideas to bring members together for a general meeting.  We really need to get the election together. We are considering a full proxy mail in type election, with no meeting attendance required.


WHEN IS THE NEXT ELECTION?
We need to elect 3 new board members at our August 20, 2014 Hunters Brook Homeowners meeting.  Three current board members are retiring and must be replaced.  If you have a desire to help manage the association, we need your help.  It really does not take up very much of your personal time and can be rewarding as you are helping in the management of your association.

WHERE IS THE NEXT ELECTION?
The HOA will be meeting in the Community Center on Main Street (just down from the Hess gas station).  The meeting is at 7:30pm in the main Auditorium.  We will have an election and general meeting.  Questions are welcome.

HOW CAN I RUN FOR A SEAT ON THE BOARD OF TRUSTEES?
Just fill out a short biography and tell the voters why you would like to become a Board of Trustee member, that's all there is to it !!  Here is the form, just fll it out and send to Community Management by August 1.  FORM

Questions about 2014 dues increase........

Q - Why was my dues raised this year after being the same since the development started?
A - During the early years, $13.33 was initiated by KHov as a way to not impede sales on new
houses, so at that rate, it was a non issue. Also they kept it at that rate while they had the majority
vote on the board. As houses sold, homeowners had more voting power and board seats.

Q - Why $13.33 monthly assessment?
A - During development there was not much to maintain, so excess funds went to reserves, also
KHov provided a lot of any necessary maintenance. There was also not many homes to
contribute.

Q - When did things change?
A - As KHov began to complete the development, a transition account should have been setup,
and homeowners dues were supposed to be 'set-aside' to fund the transition from KHov owned
assets to Hunter's Brook owned assets. However, that never happened, and dues stayed the 
same at $13.33.

Q - Was the transition expensive?
A - Yes. This is why our bylaws suggested increasing dues to cover the legal, and engineering
costs of the transition. Since no funds were set aside, the association used all available cash,
and reserves to begin paying for the costs. Transition started about 2012. By mid 2013, when
regular maintenance expenses were being charged, as well, to the association, the association
had difficulty paying vendors. Landscapers would no longer cut our common areas, and by
November 2013, we could not get snow removed because we had no money to pay them. By
years end, we were more than $10,000 in the red, with invoices we could not pay.

Q - Are we fixed yet?
B - 2 new board members were elected in November 2013. A special emergency assessment
of $90 went out in early 2014 to all of the homeowners, to cover the deficit. Then after looking at
normal ongoing expenses, the newly assembled budget indicated that dues had to be at the $27
level, so the association increased the monthly assessment by $14.

Q - So how are we doing now?
A - We are ok, but still have some issues. Some homeowners have still not paid their special
assessment, and are delinquent in paying their share of the community expenses. The
association has approved a company that specializes in collecting delinquent dues from
Homeowners (ADAC). The association has begun mailing (never before done) late notices to
delinquent homeowners. These mailings cost everyone. If there are homeowners that ignore
requests to get current on their dues, they will be referred to ADAC for collection. All collection
fees will be born by the delinquent homeowner, and no fees will be charged to the association.

Q - Any other things we need to know?
A - The association has developed a website to keep everyone up to date. Also an election will
take place on August 20. We need 3 more board members to complete the board of 5.
